Buenos días,

Hemos colaborado varias veces para las inspecciones en comunidades, principalmente de ascensores. 

La metodología que venimos empleando es ineficiente porque gestionamos una firma por inspección a través de 3 o más correos. Os planteo una forma de trabajo que consiste en una sola firma para todas las inspecciones y: 

• un correo por inspección (nos hacéis la petición de inspección)
• gestión integral de las inspecciones a comunidades. Coordinamos el ciclo completo hasta la facturación a las comunidades.

Con otras administraciones nos funcionan ambas metodologías. Comentamos con más detalle por teléfono o en una reunión rápida.

A new, online “withdrawal button” in the EEA instructions on withdrawal section. We also removed the Handling requests for your data section, because we’re centralizing our data disclosure language on our main data disclosure policy page. If you’re based outside the EEA:  In addition to the changes in the In general section, we added new disclosures and disclaimers, including ones about AI outputs. If you’re based in India, we also added new reporting language about our obligations if you violate applicable law. If you’re a parent or guardian, and you allow your child to use the services, please review the updates to our terms with your child and help them decide whether they need to make any changes to their account. Please remember that these terms apply to you and you’re responsible for your child’s activity on the services. If you don’t agree to the new terms, you should remove your content and stop using the services. You can also end your relationship with us at any time, without penalty, by closing your Google Account. Menos fricción en juntas y obras

En ITEs y rehabilitaciones, el apoyo técnico es clave.

Asumo esa parte: atiendo a los vecinos directamente, superviso la ejecución y me aseguro de que lo aprobado se respete, reduciendo la fricción en vuestro día a día.

Las obras no fallan por culpa de los vecinos

Los conflictos con propietarios casi siempre son una consecuencia, no la causa.

En mi experiencia, los problemas aparecen antes: cuando el alcance no está bien definido, cuando no hay control real de obra o cuando nadie se encarga de explicar con claridad qué se va a hacer, por qué y con qué límites.

Soy Jose, arquitecto especializado en rehabilitación en Barakaldo y alrededores.

Mi perfil combina dos cosas poco habituales:

• Experiencia real como Jefe de obra en constructoras: anticipando problemas, controlando costes, evitando desviaciones y derramas inesperadas.
• Gestión directa con vecinos: explicando las obras con calma, resolviendo dudas y absorbiendo llamadas que normalmente acaban en los administradores.

Mi trabajo consiste en ser un apoyo técnico cercano y quitaros presión cuando hay obras, ITEs o rehabilitaciones encima de la mesa.

Si os encaja, podemos hablar 10 minutos por teléfono o, si lo preferís, me acerco un día a la oficina y os detallo cómo trabajo, para que me tengáis en cuenta cuando surja una próxima necesidad.
